WHAT WE DO FOR PURCHASERS OF ESTATE PROPERTIES?
Counsel clients on the offer process and all aspects of the real property transaction when purchasing real estate that is sold through probate, trust or conservatorship.
Assist with the pre-approval process for financing the transaction. This is a critical area when purchasing a property that is often accepted in its present 'as-is' condition with a 'nonrefundable' deposit given to the estate with your offer.
Preview the property with the client to evaluate its physical condition with the critical eye of an experienced probate Realtor®.
Negotiate a purchase with the estate representative as an experienced Broker familiar with the process and paperwork required for probate, trust and conservatorship real estate sales.
Review escrow paperwork and maintain contact with the escrow staff.
Review any and all existing reports as to the physical condition of the property.
Provide counsel to the Purchaser in the event the property will go to court for 'overbid' and represent their interests in court.
Maintain communication with the lender and provide assistance as needed.
Provide detailed information on comparable sales in the area.
Maintain frequent communication throughout the transaction with the Purchaser.
Handle the offer process and all subsequent paperwork on behalf of the Purchaser.
Complete paperwork accurately, quickly and efficiently.
Streamline communication between all parties involved in the transaction.
Anticipate and solve problems before they cause delays.
Be sure that all aspects of the transaction are within the allotted timelines and that escrow closes as scheduled.
